Buying a home is an exciting time in one's life. Making the smart move of choosing a REALTOR® is your first step to ensuring that your new home and community meets your needs.  Please know that if you would like buyer representation at no fee to you, it is very important that you do not look at homes without your agent.  Call me before you look at any homes.  

BUYER BEWARE

Once you have decided on a home, whether you have written a contract or not, it may be too late to bring in someone to represent your best interests.  Don't assume you are being represented when you are speaking with someone in the sales office, their job may be to represent the seller (builder) only.  The same applies to a resale home when you are contacting the agent listed on the sign.  If you want to be sure your interests are represented, call your buyer's agent BEFORE you look at any homes.

Before You Start Looking For Your New Home:

  • Give me a call, I can refer you to reputable lenders with low fees. 
  • Determine what you would consider a comfortable monthly budget for your new purchase, including down payment and monthly payment.  Keep in mind some loan programs do not require a down payment.
  • Think about what neighborhood best matches your needs.  I can help with this. 
  • Identify important features you need your new home to have.

Closing Costs to Expect:  Closing costs can be paid in many ways, your lender will be able to tell you the best program for your needs.  In some instances, the seller will pay your closing costs.  Below are some of the usual closing costs.

  • Lender fees include charges for loan processing, underwriting, preparation and establishing an escrow account.
  • Third-party fees include charges for insurance, title search, and other inspections such as termites.
  • Government fees include deed recording and state & local mortgage taxes.
  • Escrow and interest fees include homeowner's insurance, loan interest, real estate taxes, and occasionally private mortgage insurance.
